An ideal situation
The Idesya real estate project is located in Esch-Belval, in the southwest of Luxembourg, a mixed-use district next to the city of Esch-sur-Alzette, on the site of a former steel plant, and has been converted into a living place by Agora, the company managing the project since the early 2000s.Idesya is located on plot 40 in the heart of the new Square Mile district, alongside Place des Bassins, one of the last remaining vestiges of the former Belval steel plant.
Dating back to the 1970s, the former sintering plant was used to agglomerate iron ore and coal. These agglomerates were then fired in blast furnaces to extract cast iron. In addition to the chimneys, all that remains today of this installation are the sintering basins, the largest of which has a diameter of 40 meters and a depth of 12 meters.
Following a call for projects for the transformation and redevelopment of the area around the basins, the Metaform architects' firm was chosen to create an ambitious concept for a public square around this special site. Their design blends harmoniously with the development of the district, adding significant value to the central urban space. At the World Architecture Festival in Singapore, they received the WAFX 23 Winner distinction in the ‘Reuse’ category.
The two basins are connected by a ramp, symbolizing the revitalization of the industrial site. The south basin houses a public square, while the north basin hosts a restaurant offering panoramic views of the gardens and the amphitheater. The fully glazed cubic facade on the ground floor of the restaurant has been aptly named “aquarium”.
Belval has also succeeded in embracing the future by creating a mixed-use neighborhood where residents, students, researchers and professionals now coexist, along with infrastructures and services of all kinds.
This learning hub promotes Human Sciences, Educational and Social Sciences of the University of Luxembourg, and attracts in particular research institutes and research-related companies in the fields of biomedicine and information technology.
There's so much to see and do in Belval, from movie nights at the Kinepolis to concerts and cultural events at the Rockhal. You're guaranteed never to be bored.
Belval is also home to numerous institutions (Liser, List, Luxinnovation, etc.) and government agencies (environment, etc.), as well as start-ups and young technology companies.

A strong architectural identity
Idesya stands out for its double-skin architecture, an innovative design that combines a unique architectural identity with a remarkable protective effect.A second skin surrounds the main building, creating an additional protective envelope. This double skin offers numerous advantages, creating a private, intimate outdoor space protected from outside view, while also protecting from direct sunlight or excessive heat inside apartments.
This double skin also gives the Idesya building a strong, captivating architectural identity. Every detail has been meticulously thought out to create a perfect symbiosis between functionality and modern aesthetic. The building's industrial shape and lines stand out as an eye-catching reminder of the site's steel industry past, like a bridge between past and future.
The Idesya project is an urban mixed-use building located in a setting rich in history. The presence of elements that are witnesses to an industrial past requires a creative dialogue between the old and the new to create a strong distinctive identity that is linked to this particular place and its context. The Idesya project develops a maximum of space and provides a multifaceted response to the challenges of contemporary housing. All this in a dense urban environment with a common infrastructure that is appropriate and desirable, but never neglects the individuality and privacy of residents.
History and heritage
From forest, through industrial site, to today's living environment, discover the history of Belval that makes it a unique place to live in:-
1850
The recreational area between Belvaux and Esch is particularly popular and full of mystery. The "Escher Bësch" forest, also known as the "Clair-Chêne" wood, which links the two cities, is the scene of many legends.
-
1909
The Escher Bësch forest is cleared to make way for a state-of-the-art steel plant. The site included blast furnaces, a steel mill and a rolling mill, and handled all phases of steel production, from iron ore to the finished product. In 1913, over 3,000 workers produced a total of 400,000 tonnes of cast iron, 360,000 tonnes of steel and 297,000 tonnes of laminated products.
-
1965
By 1979, the steel plant had been completely transformed and modernized. The six old blast furnaces were demolished and replaced by three new ones with higher production capacities.
-
1993
Gradually, the three blast furnaces were shut down. Their successor is an electric furnace that is no longer fed with iron ore, but with scrap.
-
1997
The era of steel production at Belval-Ouest is drawing to a close. With a symbolic final production run, the last blast furnace still in operation is shut down. Consideration is now being given to the future conversion of the 120-hectare site.
-
2000-2001
The Luxembourg government and the Arbed steel group (now ArcelorMittal) jointly found the Agora development company. Its mission is to plan and realize a modern, dynamic urban district on the former industrial site of Belval. In conjunction with the Ministry of the Interior, Agora launches an urban planning competition to draw up a Masterplan that will serve as the basis for the development of the new urban district. The competition was won by Jo Coenen & Co. of Maastricht.
