New Concepts and Strong Demand Energise Belgian Retail.

Retail activity remained robust during the first half of 2026, despite a backdrop of modest economic growth and lingering inflationary pressures. Consumer spending proved resilient, supporting strong leasing momentum across Belgium’s retail market.
Out-of-town retail once again led market activity, driven by both new developments and established retail parks. High street locations also recorded healthy demand, particularly in prime destinations, while shopping centres benefited from high occupancy levels and strong tenant retention.
Health & beauty and fashion retailers were among the most active occupiers during the period, continuing their expansion across the country. The Belgian market also welcomed several international brands and new food & beverage concepts, reinforcing its attractiveness to retailers seeking growth opportunities.
Competition for prime retail locations intensified, supporting rental growth on key high streets and in leading shopping centres. The out-of-town segment remained particularly resilient, with sustained demand for well-located retail park units and continued low vacancy levels in professionally managed schemes.
The development pipeline remained relatively limited, reflecting planning constraints, construction costs and financing considerations. As a result, redevelopment and repositioning strategies continued to play a central role in bringing retail space to the market.
Investment activity continued at a healthy pace during the first half of the year. Retail parks remained the preferred asset class for investors, supported by strong occupier demand and stable fundamentals, while interest in shopping centres showed further signs of recovery. Pricing remained broadly stable across the main retail formats.
Overall, Belgium’s retail market entered the second half of 2026 on a positive footing, supported by active occupier demand, retailer expansion, modest rental growth and sustained investor confidence.
