CBRE Luxembourg to market Idesya in Belval, a residential project developed by Perrard Development S.A

CBRE Luxembourg is very pleased to announce the launch of the commercialization of the first phase of the Idesya residential project development in Belval, developed by Perrard Development S.A., and consisting in 40 private apartments.

Located in the heart of Belval in the future Square Mile district, the IDESYA real estate complex is an innovative project that aims to make the principle of living together a reality.

Belval, the historic home of Luxembourg's steel industry since 1911, has become in a few years the emblematic site in the Grand Duchy of Luxembourg offering a comfortable place to live, work, study and shop.

In the heart of Belval, the IDESYA complex is favored by its proximity to the cities of Luxembourg and Esch-sur-Alzette. Its location in the Square Mile district, where services and amenities are within walking distance, makes IDESYA "The Place to be". Urban balance

Thanks to the vision and expertise of Perrard Development S.A., the buildings have been designed to judiciously combine private housing and common living spaces. Spread over a total surface area of 17,800 m² and organized around 3 cores, IDESYA will eventually offer 90 private apartments, studios and duplexes with 1 to 3 bedrooms, 126 'co-living' units with shared living spaces, from studios to 1 bedroom, as well as 7 spaces dedicated to shops and offices, as well as 200 parking spots and 228 bicycle spaces. All of this will be enhanced by services and shared living spaces for all residents.

Sustainable design

Imagined by the group EIFFAGE and the architects Dietrich | Untertrifaller Architectes (AUT) for the design and BFF... (Beiler François Fristch) for the realization, the IDESYA project is an eco-designed concept by excellence, resilient and developed in a logic of circular economy and sustainable energy, which will be equipped among other things with photovoltaic panels, green roofs but also a suspended garden and a urban farming area on the roof shared by the residents.

The project will also integrate an architecture designed to guarantee thermal comfort and privacy while offering a lot of light, thanks in particular to large glass surfaces (triple glazing).
